Building Inspections
Always have a professional building inspection completed when purchasing a property. The building inspection will eliminate any unexpected surprises later.
A building inspection should involve a thorough inspection of all accessible areas of the house to ensure its overall condition is satisfactory and to identify any defects.
It is important that you receive a detailed report of the structural adequacy and condition of the property prior to purchasing a property.
There are many things to look out for when inspecting a property.
These include to:
:. Look under rugs to check the flooring is OK;
:. Look around misplaced furniture to see what it is hiding;
:. Look closely at gardens that are close to the walls of the house as watering can cause structural problems to the foundations;
:. Look for trees that are planted within 3 metres of the house or driveway as many types can cause cracking of walls or the driveway;
:. Check gutters are intact and work properly;
:. Look in locked cupboards;
:. Look under the house to see any obvious stumping problems
:. Look for rotting timber under shower or bath areas in a dwelling;
:. Look for large cracks in the brick work on the outside of the house;
:. Look for rising damp both inside and outside the house;

| Many buyers include a clause in their contract of sale that the contract is subject to the buyer undertaking a pest and / or building inspection of the property and being satisfied with the outcome.
Ensure that the results are to the satisfaction of the buyer and if they are not, the buyer may be able to withdraw from the contract.
Weak timber that breaks easily revealing wafer thin layers
Skirting boards are often the first point of damage.
• Look for changes in corner facias under gutters as termites are
attracted to damp or moist areas.
• Mud-like tubes or material around external footings/brickwork, or
internal fittings like service pipes and electrical plugs (see image 2).
• Cracks/holes in timber or plaster with a fine dust residue.

Termites
:. Contact the local council and find out if the area you are looking in is in a termite prone area.
:. Termites love logs and tree stumps left lying around houses. Check the surrounding trees, wood piles and garden beds (up to a
50 metres around the home) to see if termites are
active .
